Why buy land?

What are the closing fees?
Our closing fee is only $195 per property. Most companies would charge anywhere from $600 - $2,000 for this same service.


What interest rate will I be charged?
We charge 9.99% interest on all purchases. Compare that to other top land sellers that charge around 11-15% interest.

How long will I have to wait to receive the deed once I pay the total amount for the property?
Once full payment for the property is received, we will send the notarized deed along with all of the required paperwork to the county for processing. Counties can usually take between 4 to 13 weeks in processing and mailing the deed directly to you.


Can I get a discount if I pay the full amount for the property on the first payment?
Absolutely! We offer a 10% discount for such purchases and clients have 30 days from the end of the auction to make the full payment and receive the 10% discount.


Do you sell worldwide?

Yes! Many of our previous clients have been from outside the United States, in particular from Europe, Asia, and Australia.


I live outside the United States. Do I have to travel to the U.S. to close the transaction?
No. Our highly trained staff will make sure that the transactions are as smooth as possible. International clients do not have to leave their home country unless they want to!


What kind of payments do you accept?
We accept the following:
PayPal, Google Checkout, money orders, cashier checks, bank checks from domestic and international banks, personal checks, e-checks, and money wires.


How do I get to the property I am interested in?

We provide detailed maps to all of our properties. You can access these maps simply by clicking on the street map option for each property. Using Google Maps you can navigate strait to the property.


What is the zoning of these properties?

Zoning will vary from property to property but most of the lands we sell are residentially zoned. However, sometimes we do sell property that is zoned as agricultural, industrial or commercial. If you have particular questions about a property please contact the county where the property is located for more information. You will need to provide the county with the APN number for the property you're interested in.


Does the property have water?

Most of the properties we sell are located in an area that is served by the city water. So water is either on the property or nearby. However in some cases water is not available by the city and thus it is necessary to drill a well to obtain water. Most properties will have water on the property or nearby via the city water system or by the use of a well.


Does the property have electricity and telephone service?

Many of the properties we sell have power at the property line. In some instances the power lines will be near by the property. There will be parcels that are remote such as a prime property that will serve as a cabin and in those instances the power maybe farther away. Most of our buyers don't plan to build on their properties for a while and so eventually power will be brought to the area by the neighbors who are ready to build.


Can I build a home on the land?

Majority of the properties we sell are zoned residential, but some are not and you will need to check your zoning with the county planner prior to purchase to be sure you can build on the property you are interested in. Once you have verified with the county planner you can build anytime you like, but you're not obligated to build in any way.


Is the land approved for a septic system?

If our lots have paved roads or are in the city limits the chances are good that it will have a sewer service available. But some properties will not have a city sewer system. In those instances a septic system would be necessary. Septic systems are rather inexpensive and depend on your needs. For more information please contact a builder in the area.


Is there a balloon payment with this owner contract financing?

Absolutely not, we would have it no other way. Our primary goal is to give you the ability to own land. We do not require you make any large payments at the end of your contract. You simply pay the low low monthly payments and the property of your dreams is yours when your contract is up.


Is there a pre-payment penalty?

Of course not! We are trying to make it easy for you to become a landowner. Matter of fact, we will reward you if you are able to pay off your loan early. We will give you a 10% discount on the remainder of your loan if you pay it off early.


Can you pay more than the minimum monthly payments?

Yes, you’re not obligated to pay just the minimum; you can pay more than the minimum. The more you are able to pay in addition to the minimum payments the sooner you will be able to pay it off. This will save you money in the long run and it is in your best interest.


Is there a road to these properties?

Most of our properties have paved roads but an occasional few will have dirt roads that are accessible by any normal car. You can drive to any property we sell. In some instances the property is in rural areas as many customers prefer. In these few instances of course the roads are not as well maintained but nonetheless drivable.


Who owns the properties being sold here?

In short we own all the properties we sell. Properties are hand selected by our team and purchased at wholesale prices, then brought to sale for our customers. We do not sell property that does not belong to us. We are not brokers or realtors so we do not sell property for other people. Our properties come from various sources including auctions and private sales. We only buy properties that are of great value. This means you will get a great property at a reasonable price. This is possible because we cut out all the middle man; there are no realtors or brokers involved.


How does Arizona Land Company acquire its properties?

Are there any liens on the properties?

All of our properties are free of liens. We simply guarantee that our properties are lien free and have clear titles.


Should I visit the property before buying?

It's a matter of personal taste. Most of our customers are able to make the decision to buy without seeing the land personally at all. However, we do provide all the necessary GPS coordinates and maps to locate the property if you do desire to see the property.


Can I buy more than one property?

Certainly, the more you buy the better the deal we are able to provide you. Each additional property you buy, you will get an additional 10% discount on the additional properties.


What is owner financing?

This means, we provide the financing for you to buy the property of your dreams. This makes the overall process simple and we won't deny anyone who has a dream of owning their very own land financing. There are no complicated papers to fill or any application fees, everyone who has a dream qualifies.


Do I qualify to buy with owner financing?

No, you do not pay any tax at all. We take care of everything. The only thing you have to worry about is your monthly payments, nothing more. We try to make it as easy as possible to own your very own land.
